A utility company recently installed an underground pipe through the client’s patio area, disturbing the existing polymeric sand and leaving the surface looking unfinished and unstable. The homeowner wanted the patio restored properly and reached out to OAK Outdoors because they wanted the job completed the right way.
In addition to the patio restoration, the client had struggled to establish grass in a problem corner near the home. Multiple attempts by others resulted in washout and poor germination, leaving the area thin and uneven.
AESTHETIC TRANSFORMATION:
Restore the patio’s clean, finished appearance while improving the surrounding lawn area for a more polished landscape.
FUNCTIONAL SPACE:
Stabilize the paver joints to prevent movement and erosion while establishing healthy turf in a difficult problem area.
SUSTAINABILITY:
Use long-lasting materials and erosion control methods to improve durability and increase the success rate of new turf establishment.
The patio joints contained damaged and inconsistent polymeric sand after the underground utility work was completed. The lawn area near the home also had a history of washout issues, making seed establishment difficult. Proper preparation and installation techniques were critical to achieving a long-term solution.
CUSTOM LANDSCAPE RESTORATION:
Our team removed all remaining polymeric sand from the patio joints to create a clean foundation for the new installation. We then installed a fresh polymeric sand chosen specifically to complement the home, surrounding materials, and paver color for a cohesive, high-end appearance.
HARDSCAPING AND SOFTSCAPING:
Once the patio restoration was complete, we focused on the lawn issue near the corner of the home. We installed premium Turf Type Tall Fescue seed in the affected area and carefully prepared the surface for better seed-to-soil contact.
SUSTAINABLE PRACTICES:
To prevent future washout and improve germination success, we installed burlap erosion control material over the seeded area. This helps stabilize the soil, retain moisture, and dramatically improve the likelihood of successful turf establishment.

VISUAL APPEAL:
The patio now has a clean, refreshed appearance with properly finished joints that elevate the entire outdoor space.
ENHANCED FUNCTIONALITY:
The new polymeric sand stabilizes the patio surface while the erosion-controlled seeding area is set up for strong turf establishment.
SUSTAINABILITY ACHIEVEMENTS:
Using erosion control materials and proper installation techniques increases long-term durability and reduces the risk of future washout and joint failure.
This project highlights the importance of proper installation methods and attention to detail. By restoring the patio correctly and addressing the lawn issues with a proven process, OAK Outdoors delivered a cleaner, more durable, and longer-lasting result the homeowner can feel confident in.
